Renting your home? Check installation permission before booking

Before mounting or assembling in a rental, clarify the exact work, wall holes, hardware, access and restoration with your landlord or property manager.

Before booking an installation in a rented home, check your lease and property instructions, describe the exact proposed work, and ask your landlord or property manager to clarify what is permitted in writing. Include wall holes, required hardware, who will do the work and what should happen when you move out. A general “decorating is fine” answer may leave important project details unresolved.

1. Describe the exact work and location

Write down the item, quantity, product link and intended room or wall. “Mount a 55-inch TV on the living-room wall using this bracket” gives the property manager more to review than “hang something.” Include a wide photo taken from the floor and the product's listed size and weight. For furniture, say whether assembly includes the manufacturer's required wall attachment.

You can prepare this information yourself without drilling or disassembling anything. Mark an approximate position on a photo rather than making test holes. Don't guess at concealed wall materials, wiring or pipes.

2. Ask about holes, hardware and the approval process

Check for instructions about alterations, mounting, approved contractors and maintenance requests. Ask who can confirm permission for this property and whether a specific written request or work order is needed. Clarify the exact wall or surface, drilling restrictions, permitted hardware and any areas that must remain untouched. Keep the response with the product instructions.

Permission and a safe installation are separate checks. Supplied screws are not automatically suitable for every wall. IKEA's wall-anchoring guidance calls for the product's tip-over restraint and hardware appropriate to the wall type. Follow the instructions for your own product. If a required attachment conflicts with property instructions, pause and ask for a safe, approved solution; do not simply omit the restraint or substitute an adhesive.

3. Clarify restoration and access before agreeing to work

Ask whether the item and hardware should be removed at move-out, who handles patching or painting, and what finish is expected. Record the answer rather than assuming a small hole or a “removable” product leaves no damage. Take dated photos of the existing surface and keep them privately with the approval.

For a Raleigh or Triangle apartment or rental house, also ask about building access, parking, elevator reservations, permitted work hours and any contractor paperwork. These vary by property; do not assume the rules from a previous home apply. Share entry codes only through an appropriate private channel when needed.

4. Separate an installation request from a repair problem

If you notice a damaged wall, loose fixture or another existing maintenance issue, report it through the property's process before treating it as a new installation job. The North Carolina Department of Justice's renting guidance recommends following repair requests with a written record and keeping a copy. Its repair guidance is not blanket permission for a decorative alteration.

Ask about known paint or material concerns before disturbing a surface. EPA's renter guidance explains that disturbing lead-based paint can create harmful dust and chips. Leave uncertain materials undisturbed while the owner and appropriate qualified help assess the work. Property permission alone does not establish technical safety or qualifications.

5. Copy a clear permission request

“I'd like to [exact work] in [room/location], using [product link/model]. The manufacturer's instructions call for [attachment/hardware, or unknown]. Is this project permitted, and what approval, contractor or hardware requirements apply? Please confirm any drilling restrictions, access requirements and removal, patching or painting expectations at move-out.”

  • Save the request, reply and any work-order reference.
  • Keep the exact product manual and list unresolved questions.
  • Confirm the work still matches the approval if the product or location changes.
  • Share only the relevant instructions privately; redact unrelated lease and personal information.

Once the scope and permission are clear, you can decide whether the task suits your skills and the manufacturer's requirements. Send the product details, relevant approval and safe photos for an optional scope review through Request an estimate.
